Conference: Buyers’ residential preferences

During the conference carried out on the 13th of November 2008 redNet Consulting presented the latest outcomes of our research into buyers’ residential preferences in Warsaw. These researches are carried out in the seven biggest cities of Poland during the Residential Fairs organized by tabelaofert.pl. The participants of our survey are the people already considering a purchase of residential premise in the city. Due to the current situation on the Polish residential market in which the clients do not accept any more the extremely high prices of apartments and there are lots of new flats available the situation of developers becomes exceptionally difficult. The fall in the sales rate has forced many of them to introduce various promotions and discounts in order to attract clients and eventually to lower the prices of flats in their projects. Therefore, only the projects which are fitted to the potential buyers’ needs and expectations still possess chances of a market success.

The knowledge about the preferences of local clients enables the developers to made right decisions about the location and character of new investments. Thanks to the analysis of the residential demand it will be much easier to assess in which district it is most profitable to start a construction.

Moreover, the analysis of preferences will help the developers in running their marketing campaigns - it will supply them with information about the potential buyers’ place of living and their preferred newspapers, magazines and radio stations. Thanks to such data the marketing of the project not only will generate less costs but it also will be much more effective.
